BEFORE THE INSPECTION

A home inspection is paid for by the buyer and usually starts between $300-$400. This amount is due at the time of inspection and is not included in closing costs or any other financing for the home. Additional services can be added such as a termite inspection, sewer scope, pool & spa, mold, and more. A final price will be calculated during scheduling. The results of the home inspection belong to the buyer, but can be shared with agents and sellers during the negotiation of findings.

A home inspection is scheduled immediately after an offer is accepted and the home is under contract. Scheduling requests can be submitted via email, text, phone call, or website request. We are happy to discuss the property and potential concerns to help decide what services may be needed. We can also provide an exact quote at this time, as well as set a review time. Once the inspection is in our system, communications are sent to all parties involved and the buyer is sent a link to sign agreements and provide payment. Checks are also accepted prior to the start of the inspection.

DURING THE INSPECTION

We always recommend that a home buyer (and their agent) attend the review at the end of the inspection, but are not required to stay the entire time. Our inspectors are happy to walk the property, point out documented findings, and answer questions. If a buyer would like to arrive earlier, that is also perfectly fine. If unable to attend due to location or schedule, we are happy to set up a video conference or phone call at a later time. Please be aware the seller and/or seller’s agent may be present as well.

Our home inspectors perform a thorough evaluation of each property including: roof, attic, insulation, ventilation, exterior, foundation, structure, cooling/heating systems, plumbing, electrical, appliances, doors, windows, and interior. We also have additional services for pool/spa inspection, termite inspection, sewer scope inspections and mold testing. Thermal imaging cameras are used on every home free of charge and high-quality drone inspections are performed if we are unable to physically walk a roof due to inaccessibility, safety or builder permissions.

A home inspection takes approximately 2.5-3 hours to complete on an average-sized home. The inspector may require more time depending on the size, age, and condition of the house and additional services requested. Our inspection reports are always delivered same-day.

AFTER THE INSPECTION

Our reports are organized and color coded by importance. Each deficiency has an image and recommendation in order to help buyers understand each item. A specialized contractor may be recommended for further evaluation if necessary. Check out our sample report here.

There are no mandatory fixes required after a home inspection. However, our home inspection reports clearly categorize the most pressing home inspection findings, and we always recommend safety as a top consideration. It is up to the buyer’s discretion as to what additional repairs or replacements to request from the seller. We highly recommend hiring an experienced real estate agent to help negotiate these concessions and contractual details.

A home inspection report can look overwhelming at first. Even a newer home can sometimes have 50+ items noted by the inspector. Remember that a home is full of disposable parts and appliances that will, at some point, need repair or replacement. However, not all of these items are deal breakers or financial liabilities. Discussing each item with your inspector, asking important questions, and understanding the implications will make your future decisions much easier.

Absolutely. This is one of the best parts about working with a small, family-owned company. It is our personal belief that once a client, always a client. We (the owners) are available anytime before, during, and after the home inspection. Our home inspection reports also come in handy to refer to for future maintenance reference, and we are always available for questions.

We usually have a few contractors that we’ve worked with in the past that we can recommend. We still advise that you contact at least 3 in each area for quotes and do your research.

Your inspection report is designed to make this process simple. Builders typically prefer requests in a clear, organized format, and our reports make it easy to communicate what needs attention. You can provide the builder with the full report or use the summary section to highlight specific items. For new construction homes, we categorize findings to differentiate between major concerns and minor touch-ups. If needed, we’re happy to clarify any findings or provide guidance on how to best present your requests.
